While some neighborhoods experience a temporary oversupply, others are transforming into true hotspots thanks to new infrastructure and amenities. Below is an overview of the most important areas for investors looking to buy an apartment in Dubai.
Blue Metro Line: connecting to new hotspots
The Dubai Metro's Blue Line, scheduled for completion in 2029, will be one of the city's most significant new infrastructure projects. With an investment of AED 18 billion, the line will have 14 stations and connect key locations, including:

But the question is: is everything in Dubai South automatically a good deal?
My opinion: It's often still too expensive. Of course, this neighborhood has great potential, and in the long run, the airport will contribute significantly to its value development. But beware: not every project is wise to invest in now.
What to look out for:
Price advantage : The main advantage of Dubai South should be the lower entry price. If that's not the case, take a closer look.
Supply : Projects with thousands of apartments, far from the coast, put a lot of pressure on the market and on rentability.
In short: Dubai South is interesting, but only if you look closely and don't get caught up in the hyped prices.
Prime locations: Palm, Dubai Marina, Business Bay and Dubai Creek
In addition to the emerging neighborhoods, there are also the still proven top locations:
Palm Jumeirah: iconic, with luxury villas and high-end apartments. High status, high rental income.
Dubai Marina: still the expat hotspot for young professionals. High turnover and short-term rentals are prevalent.
