Real estate prices: Dubai vs. Ibiza


  • Ibiza: Average prices are around €6,800 per m² for apartments and €8,900 per m² for houses . In popular areas and for luxury villas, prices often exceed €10,000 per m². Returns are attractive in the summer, but rental periods are limited to a few months per year. Engel & Völkers, 2025 .


  • Dubai: Luxury apartments in prime neighborhoods start from around €5,500–€6,000 per square meter . For the price you'd pay for a small apartment in Ibiza, you can often get a spacious apartment with a sea view and access to five-star amenities in Dubai.


While investors in Spain often face complex regulations and endless bureaucracy, Dubai excels in clear and tightly regulated frameworks. This ensures speed, predictability, and transparency.
